3.4 Attempting to engage another Realtor® or brokerage during an active contractual relationship is strictly prohibited and may result in enforcement of commission claims, contractual remedies, and recovery of damages.
4. Scheduling, Attendance, and Standards of Conduct
4.1 Clients scheduling consultations, meetings, showings, or appointments agree to appear at the designated time or provide reasonable advance notice of cancellation.
4.2 Chronic cancellation, habitual rescheduling, or non-attendance without prior notice may result in suspension or refusal of services.
4.3 All communications with Vanessa Augustu, her agents, representatives, and affiliated service providers shall remain courteous, professional, and free of harassment, abuse, threats, discrimination, or hostile conduct.
4.4 Violation of Section 4.3 constitutes grounds for immediate termination of services and, where appropriate, notification to relevant authorities.
5. Compliance with Laws and External Conditions
5.1 Vanessa Augustu Homes operates in compliance with all applicable federal, state, and local laws, including Florida real estate licensing regulations and requirements imposed by Fierce Realty.
5.2 Clients acknowledge that real estate transactions involve variables outside our control, including lender decisions, underwriting, title and escrow operations, inspections, appraisals, HOA/condo approvals, municipal requirements, and market fluctuations.
5.3 Vanessa Augustu Homes shall bear no responsibility or liability for delays, losses, failures, or disputes arising from such external factors.
6. Intellectual Property Rights
6.1 All intellectual property displayed on or embedded within this website—including text, logos, designs, graphics, photographs, audio, video, and digital assets—is the exclusive property of Vanessa Augustu Homes or its authorized licensors.
